Summary:
Delightful Perigordine cottage, quite idyllically situated at the end of a country lane yet only 500m from the nearest small village of Prats du Perigord. Set in the grounds of the owners own property, with both cottages separated from each other by pretty trees and shrubs, guests would enjoy privacy and seclusion, sharing only a parking area with the owners. The gardens and sunny terraces are exclusively for the use of guests.

The superb, fenced swimming pool (depth 0.8m-2.10m), with it's surrounding terrace, is a particular feature, completely private and with fantastic views across the valley beyond.

The cottage itself is full of French charm and character with a wealth of oak beams, an open fireplace and stunning views from the kitchen window. It is pleasantly, comfortably furnished and well equipped with everything you need to enjoy your holiday. In the gardens, there is an old stone table and benches, shaded by trees - ideal for al fresco dining if the sun is too much - and the built-in BBQ is situated in an ancient, restored French bread oven.

A perfect cottage in a peaceful location, yet close to all the attractions of this lovely region of the Dordogne.

Prats du Perigord 1.3km (village), Belves 13km, Villefranche du Perigord 12km, St Cyprien 25km.

Ground Floor

Entry to the cottage is from a covered terrace leading into a spacious Perigordine lounge/diner with a 2-seater and 3-seater sofa together with a table and dining chairs seating 4. Traditional French open fireplace
Corner kitchen, fully fitted, well equipped with views to the swimming pool and valley beyond
Shower room with WC and wash-hand basin

A wooden staircase, from the lounge, leads to the First Floor where you will find:

A large, very attractive bedroom with twin beds

A narrow and steep staircase (not suitable for the elderly or young children) leads from the lounge to the Lower Ground Floor with:

A delightful bedroom with a double bed, en suite bathroom with bath, in-bath shower, WC and wash-hand basin, and door leading to the back terrace and swimming pool area.

Outside

Mature, gently sloping garden, full of shrubs and trees, with large, shady area for al-fresco dining. Superb views.
Steps lead down to the private pool, poolside terrace and the restored bread oven housing the BBQ
Ample parking space for up to 4 cars.
